Covivio acquires the 4-star Hilton Dublin Kilmainham from Apollo

Seller: US private equity group Apollo Global Management. Apollo originally bought the hotel as part of its Tifco Hotel Group acquisition in 2018, which included Tifco’s hotel management platform. Tifco will continue to manage the property. The hotel was opened in 2015.

Buyer: Paris-based real estate investor Covivio has acquired the 120-room Hilton Dublin Kilmainham in Ireland, for approximately €45 million from US private equity group Apollo Global Management.

The hotel is located 10 minutes from Dublin city-centre and close to Heuston Intercity Rail Station and has a LivingWell health club, 8 meeting rooms holding upto 150 people.

Tifco Hotel Group has 23 Hotel properties with over 2,472 hotel rooms in total ranging from Clontarf Castle, a unique Castle Hotel and Conference Centre to Kinsale Hotel & Spa in Co. Cork.

A good number of the hotels are under IHG’s Crowne Plaza and Holiday Express brands and Travelodge.

Price: €45m

Price per Key: €375,000

THPT Comment: Good buy for Covivio who have a number of UK hotels branded by IHG, including their Kimpton hotel in London, formerly The Russell, once a Trust House Forte hotel.
