Seller: Owner Richard Upton, co-founder of Cathedral Group, acquired Eynsham Hall in 2005 and has invested over £3m refurbishing the site. He said he was “not in a position to dedicate the time to take Eynsham Hall to the next stage”.

Planning consent has been granted to add 80 guest bedrooms and purpose-built conference facilities, as well as a new spa and swimming pool complex. The Grade II-listed property was rebuilt in 1908 and designed by architect Sir Ernest George.

Buyer: Ennismore, founded by entrepreneur Sharan Pasricha, also the owner of the five-red-AA-star, 232 bedroom Gleneagles hotel in Auchterarder, Perthshire, (bought for around $150m in 2015) and three stand-alone restaurants in London: Eggbreak in Notting Hill, Tandoor Chop House in Covent Garden and Breddos Tacos in Clerkenwell, as well as several trendy hotels under the Hoxton brand.

Mr Pasricha bought the Hoxton hotel in Shoreditch six years ago and has since opened hotels in Paris and Amsterdam.

He could be set to invest in a multi-million pound expansion of the Jacobean-style mansion near North Leigh.

The property already has planning consent for 80 new guest bedrooms, purpose-built conference facilities with capacity for 250, and a new spa and swimming pool complex.

Price: The Grade-II listed Eynsham Hall went on the market in January 2018 at a guide price of £8.5m, marketed by Christie & Co…we believe the final price was around £10m.

Price per Key: £74,074

THPT: What a steal at £75k a room, bearing in mind planning permission for another 80 rooms and with a 3,000 acre estate.
