The Opportunity: A project conceived by our clients, FM Consulting Realty Group and Technology 4 Invest and Life Length, have secured an ideal plot of land, 30,000 sqm – 7.7 acres, to develop a multi-use luxury complex comprising 43 residences, 100+ room hotel and senior living village to include “age management”, over a 36 month period.

The hotel has been designed as 104 all-suites ranging from 65 sqm (64 keys), premium suite at 95 sqm (24 keys) and grand suites at 135 sqm (16 keys).

The residences aim to have an average sale price of €1.65m, with 309 sqm size. The clinic could either be sold for independent management, or be retained by the holding company to add to the EBITDA, which is our preferred option.

The land cost is around €26m and construction, including urbanisation and fit-out costs coming at €107m. The Project is located in a privileged place on the Costa del Sol, with PGOU (general urban planning plan) already approved and about to be published in BOJA (Official notification of the Andalusian government). It is a general plan that provides legal certainty in an exclusive environment.

The land comprises two Urbanizable plots. In both the clients have direct access to the owner.

1) 51% of the development will go to residential complex
2) 49% of the remaining development will go to commercial use
Besides the development of the luxury resort of hotel and residences. the plan calls for the development of an “Age Management Resort” – an unique concept in the area, for which there is a total agreement with the City Council to support this.

Moreover, the City Council itself is greatly excited about the project because of the differential value it provides. The City Council wants to boost this type of business, it even plans to make new access to the town.

With experience of more than two decades on the Costa del Sol, standing out in areas such as planning, design, promotion, construction, sale, marketing, administration and rental of houses, real estate developments and hotel complexes.

Clinical Partner Age Management: We have the pioneer doctor, in Spain, of Proactive Preventive Medicine and Age Management Medicine – Medicine for Healthy Ageing.

Together with his expert team, currently runs his clinic where he attends to his patients by applying the latest advances in 7P medicine; Preventive, Proactive, Participatory, Predictive, Personalised and Pleasant. His clients are numerous personalities from the world of business, finance, politics, art, entertainment, media and sports.

Hotel development with an age management clinic is not essential for part of the project. If the investor prefers the project can be aimed exclusively at the Luxury Resort sector.

Hotel Partner: Discussions have been held with various hotel groups renowned in the luxury sector, although the operator partnership is still open for the potential investor to agree.

a) Purchase of land (approx. 30,000 sqm)
b) Development and construction of the residential complex
c) Development and construction of the hotel complex
d) Development, construction and equipment for the clinic
e) Professional fees
f) Fees and licenses
g) Property registration tax and notary
