Buyer: Mantra Homes (owner) and Nomad Aparthotels have entered into a lease agreement on Project Sound; an aparthotel in Liverpool. The former trade warehouses and music rehearsal studios are due to be refurbished into a 34 room aparthotel, with a mix of studios and one bedroom apartments. In addition, Nomad will be managing an exciting and exclusive “current” ground and basement co-living space, which occupies the original recording studios that saw bands like Echo and the Bunnymen, and Alison Moyet, record their early music.

To keep the heritage of the building and create a unique feel to the aparthotel, the developer is implementing music studios in the basement for bands to rehearse and record music. This seamlessly sits well with the planned ground floor café/bar area where musicians will be able to play live.

The site was originally a warehouse at the centre of the fruit and provision trade in Liverpool, before being regenerated into the ‘Crash’, a music rehearsal and performance studio.

The high-end design of the exterior and interior will pay homage to the musical history of the building, with the aim of creating a unique and eye-catching property. Moreover, the central location of the site makes it an attractive asset, with guests benefiting from being within walking distance of Liverpool ONE.

Liverpool is a vibrant and dynamic city, boasting world class entertainment, a bustling tourist economy and global business headquarters. As a result, it has become one of the fastest growing economies in the UK, with a recent £1.4bn investment in the city centre reflecting the growth and promise of the city.

This has meant that Liverpool has seen global businesses expand their activity into the region, seeking to benefit from access to graduates from over four universities and a workforce of six million. Aside from a booming business economy, Liverpool is a tourist hub attracting 67.3m visitors in 2017 alone. With diverse leisure offerings, a rich music history and an array of cultural opportunities, Liverpool is attracting more visitors’ year on year and is set to grow further. Aparthotels allow guests, both business and leisure, to explore Liverpool like a local and take advantage of everything the city has on offer.

Nomad will now operate the building under their brand, and operations are due to commence in Summer 2021. Following Nomad’s expansion across Europe, Project Sound will be their first operational property in the UK, with the company already trading in Milan and Rome, and now in Venice following their recent opening.

Nomad Aparthotels create a central hub for their guests, where they can work, explore and enjoy everything the city has to offer, whether it be for a few days or a few weeks. Each aparthotel is unique in its design, but all share the common values of Nomad, that it should be a haven for guests to be as comfortable and relaxed as possible. The deal was agreed by MRP.

Max Thorne, The MRP Group’s CEO, said: “Liverpool has been a core focus for The MRP Group. It is truly unique, and its design sets it apart from the rest. The attention to detail not only creates a visually stunning property but ensures that the heritage of this building isn’t lost. Project Sound was one of our initial projects, so we are very proud to see it come full circle.” Max went further to say, “This is a fantastic opportunity for Nomad, and we wish them the best as they add another property to their portfolio.”

Watson Farley & Williams advised property developer Mantra on the pre-let agreement to Nomad.

THPT Comment: MRP have carved themselves as the go-to agent for serviced apartments, and congrats to them for this deal, their fourth in Liverpool in recent times. Nomad are already in Milan, Malta, Venice, Rome, St Moritz and now Liverpool. Good growth since Gavan James, an ex-Oakwood senior manager, started the company in 2010.
