New Design Hotel for Zollverein, Essen in 2019

Date: September 2018

Location: Zollverein, Essen, Germany

Name: Hotel auf Zollverein – opening June 2019, three star

No. of Keys: 67

Seller: The site is the former material collection point of the foundry shaft facility of the Folkwang University of the Arts.

Buyer: KÖLBL KRUSE, a real-estate developer is building the hotel together with RAG Montan Immobilien GmbH.  The investor TRIUVA Kapitalverwaltungsgesellschaft mbH acquired both project parts for the RAG-Stiftung.

TRIUVA Kapitalverwaltungsgesellschaft mbH is a leading provider and manager of structured real estate products for institutional investors in Germany with assets under management of around EUR 9.9 billion.

As an integrated investment platform with a network of branches spanning Europe and many years of expertise, they offer investors services for the structuring and management of real estate investment products.

They primarily focus on commercial properties in the office, retail and logistics sector in Europe.

The new hotel will be built in already finished modules, thus as a result, the construction time is significantly shorter.

The first earthworks are planned on the building plot in September 2018, with opening within nine months.

This is the sixth hotel of the “friends – gruppe” group, the Schollen Hotelentwicklung GmbH accompanied the project as a hotel and advised the hotel operator.

The Schollen Hotelentwicklung GmbH was founded in 2003 by hotel consultant Christian Schollen, who also acts as managing partner.

As a hotel consultancy, they offer a wide range of hotel property services, covering all phases of the hotel property lifecycle to hotel investors, hotel owners, project developers, hotel companies, private hotels, real estate funds, banks and savings banks, insurance companies, as well as cities and municipalities.

From January 2019, the ready-to-install room modules pre-produced in a production hall will be assembled on the construction site within 14 days to form a shell.

Afterwards, the expansion of the building begins. Due to the modular design, the construction time is reduced by about 70 percent.

The design of the building was designed by the Cologne-based architectural practice Kaspar Kraemer Architekten BDA and is oriented in structure and materiality to the classic modern architecture of the Zollverein World Heritage Site.

THPT Comment: You can probably guess this report is from German, translated by Google! Modular building appears to be well and kicking in Germany… A lot of entities involved in this post…and we need to understand what a “friends – gruppe” is! Crowdfunding or REIT? or something else altogether?
