No. Keys: 60

Seller: The site is a former Jesuit university students’ residence called Hatch Hall.

Buyer: Red Carnation Hotels, which operates Co. Mayo’s Ashford Castle, has been given the green light by the council to convert a former Jesuit university students’ residence called Hatch Hall, which is located between Earlsfort Terrace and Leeson Street in Dublin, into a boutique five-star 60 bedroom hotel.

Dublin City Council approved Red Carnation Hotels’ planning permission application after the council’s planner said that the proposed hotel “will upgrade one of the most prominent locations in the city”, “contribute to the animation of the area”, and “will allow for the refurbishment and re-engagement of a historic building with the addition of a striking contemporary tower in an inner city location”.

The council’s planner also said that the proposed hotel “exhibits a respectful yet distinctive design narrative which will make a positive contribution to the subject site and Dublin’s urban fabric”.

The planned hotel will include two bars and a restaurant. Hatch Hall is a protected structure and Red Carnation Hotels planning consultant John Spain said that Red Carnation will “ensure that the building is restored and conserved, protecting it into the future with a viable use”.

Red Carnation’s plans involve adding an eight storey extension to the existing Hatch Hall building. Spain told Dublin City Council that “a boutique five star hotel would add to the city’s attractiveness for high spending visitors”.

Red Carnation Hotels has not yet revealed a timeline for the planned hotel’s development “as the planning process is still in train” and third parties could appeal Dublin City Council’s decision to An Bord Pleanála.

THPT Comment: Red Carnation have pursued a steady, careful expansion path in some excellent hotels, bringing their portfolio upto 20 hotels across the UK, South Africa, Ireland, Switzerland and the USA.
