Name: The 25hours Hotel Terminus Nord – to be fully open by end 2019

No. of Keys: 237

Seller: Invesco Real Estate is refurbishing the Terminus Nord hotel in Paris as a 25hours lifestyle brand, creating the first 25hours outside of the German-speaking markets, on behalf of its Thai client, Hua Kee, which they acquired in 2014.

The repositioning, which started in January 2017, includes a €30m investment, which has seen a 24-month step-by-step renovation programme that took place without unduly disrupting daily operations.

Buyer:  IRE acquired the Terminus Nord hotel property on behalf of its Asian separate account client, Hua Kee, a Thai family office that owns and operates several hotel properties in South-East Asia and Australia.

The location of Paris, right by where the Eurostar departs from, along with the opportunity to reconfigure and rebrand the property as a more lifestyle concept persuaded Hua Kee to make its first hotel investment in Europe.

Marc Socker, Managing Director of IRE’s Hotel Fund Management team, comments: “We were delighted to assist our client Hua Kee to acquire this trophy asset in Paris and to work alongside our client to negotiate the first management contract with 25hours.

Our 10-year track record in investing in pan-European hotels is testament to the demand we continue to see from institutional investors due to the sector’s attractive income component.”

“Hua Kee is delighted to work with 25hours and Invesco Real Estate on the major renovation of the Terminus Nord Paris hotel,” comments Pichet Nithivasin, Director of Huakee Group. Hua Kee will continue to expand its hospitality footprint in Europe and Australasia.

The thirteenth hotel extends the brand internationally beyond other locations in Germany, Austria and Switzerland. Hotels in Florence and Dubai will follow in 2020.

CEO Christoph Hoffmann said: “I love Paris, so the opening of our hotel near the Gare du Nord is a real dream come true for me. The neighbourhood is very attractive as a hotel location and popular with guests from all over the world. We wrote a story that was practically made for the Terminus Nord, underlining its character as a hotel and giving it an even greater appeal.”

Armin Fischer and Andrea Kraft Hammerschall and their creative design team at DREIMETA in Augsburg were responsible for redesigning the 237 rooms. They were also supported by the Parisian art consultancy agency VISTO IMAGES that curate art collections for hotels, companies and private residences.

The remaining 96 rooms will be completed during 2019.

The 25hours Hotel Company was founded in 2005 by Stephan Gerhard, Ardi Goldman, Christoph Hoffmann and Kai Hollmann, and now operates eleven hotels in German-speaking countries.

The 25hours Hotel Firenze and 25hours Hotel Dubai will open in 2020. The 25hours Hotel Company formed a strategic alliance with AccorHotels in 2016, by Accor taking a 30% stake in the company, allowing them to pursue further hotel projects around the globe.

THPT Comment: A welcome addition to the otherwise some-what seedy area of Paris. Delighted to see 25hours making the most of their deal with Accor, on the hotel hotels and locations.
