Owner: Topland has secured planning consent for a 221-bedroom hotel from Brighton & Hove Council. The hotel is located within a wider scheme on Cannon Place, including the Metropole Hotel, which Topland own and will refurbish.
Manager: Investor Topland has secured approval for its 221 room hotel development in Brighton. It has pre-let the project to Dalata for a Maldron hotel.
Dalata has signed a 35 year index-linked lease on the nine storey development, adjacent to the Metropole Hotel. Topland will invest in a significant refurbishment of the Metropole, currently leased to Hilton.

The site earmarked for development by Topland Neptune Ltd comprises land to the rear of the existing Brighton Metropole Hotel.
It comprises much of the Cannon Place frontage of the existing venue and currently accommodates exhibition space at ground and first floor levels, as well as small conference rooms on the second floor.
Under the plans, existing properties on Cannon Place and St Margaret’s Place would be redeveloped, while a new building rising to between four and nine storeys would be erected to create a 221-room hotel. The grade II-listed facades at numbers 31 and 32 Cannon Place would be retained.
The venue would also have a reception, bar and dining areas, an open courtyard at ground floor level, along with a basement floor with meeting room and cycle parking, and new landscaping on Cannon Place.
The proposed hotel would not share facilities with the Metropole and would operate as a stand-alone venue.
A report filed ahead of a Brighton & Hove City Council planning meeting next week (20 February 2021) said: “The proposal would help the local visitor economy and would create new employment within the city.
“There are clear heritage benefits to the scheme with the refurbishment of the listed building and overall an enhancement of the Regency Square Conservation Area.” Approval is subject to the completion of a section 106 agreement.
THPT Comment: Interesting…the Metropole, now branded a Hilton has been the flagship hotel, along with the Grand, in Brighton, but has never really been the hotel it should be…so good to see a big refurb is in plan…. although it will be a loss to the city if it means reducing the exhibition space the hotel has been famous for, all these years.
