Date: December 2019
Location: Waring Street, Belfast, Northern Ireland, UK
Name: Moxy Hotel Belfast
No. of Keys: 151
Seller: The site was formerly occupied by the Nambarrie Tea factory in Belfast, acquired by Propiteer for £2.5m in 2018. Planning was originally granted for 56 apartments.
Buyer: Permission is being sought to construct a hotel on the site that was formerly occupied by the Nambarrie Tea factory in Belfast.
According to The Belfast Telegraph, Propiteer Limited has filed a planning application for the development of “a seven-storey, 151-bedroom hotel building to be occupied by Moxy Hotel (a Marriott brand)” on the site.
Propiteer Limited wants to demolish 21-23 Victoria Street and 41-51 Waring Street, but keep the front facade of 41-43 Waring Street.
The company welcomed Brendan Duddy Jnr and his brother Lawrence of the Londonderry Duddy Group, on-board to acquire both the former Nambarrie Tea Building in Belfast and the Ibis Red Cow hotel in south Dublin last year.
Price: Investment thought to be around £20m
Price per Key: £132,450
THPT Comment: The partnership between the Duddy brothers and Propiteer appear to be using this project to springboard them into creating a serious hotel empire, with the Ibis hotel to be joined with a Holiday Inn Express, Derry and a 20-acre site in Clondalkin in Dublin.
