Aprirose acquires Selsdon Park hotel from De Vere

Seller: De Vere Hotels, who acquired the hotel from the Sanderson family in 1997, who in turn created the hotel in 1924 from being a 205 acre residential estate

Buyer: Aprirose, a real-estate investment company with several hotels under it’s belt including the 19-strong QHotels portfolio in 2017, for £525m in partnership with Beijing’s Cindant Capital Management

Real estate investment company Aprirose has acquired Selsdon Park hotel in Surrey from De Vere Hotels for an undisclosed price.

The 205-acre parkland estate includes a 150-room hotel, 26 meeting and conference rooms, a range of dining amenities, a leisure centre, tennis courts, running trail, and 18-hole golf course.

Manish Gudka, chief executive of Aprirose, said: “As part of our ongoing strategy to grow our portfolio of high-quality hospitality and leisure assets, we are pleased to have acquired Selsdon Park Hotel. The estate represents a great fit for Aprirose, it’s a large, well-located site and we’re excited by the potential to develop and enhance the existing amenities.”

Aprirose’s team manages 21 properties for brands such as Delta Hotels by Marriott, DoubleTree by Hilton and the 19-strong QHotels portfolio including Oulton Hall in Yorkshire and Slaley Hall in Northumberland. In 2018 Aprirose also invested in a separate lifestyle concept, Birch, and has continued to support its growth.

De Vere was formed by the acquisition of the then Principal Hotel company, headed up by veteran hotelier, Tony Troy who has just stepped down CEO in January 2022, to pursue other private investment opportunities. Tony remains as a Non-Executive Director.

A career hotelier with over 30 years in the industry, Tony has helped shape the UK hospitality landscape from his first management buy-out in 1994 to more recently managing a multi-billion pound capital investment and repositioning programme on behalf of Starwood Capital, the global private investment firm.

In July 2018 the Principal portfolio was successfully sold to France’s Covivio.

Price: Undisclosed…it was on the market in 2000 at £20m!

THPT Comment: There was some talk of Aprirose retreating from the hotel market, when they put the QHotels portfolio up for sale in 2021, but that never happened. Selsdon has a rich history from it’s inception in the early 1930s and is a great buy, with it’s proximity to London, with golf and extensive meeting rooms and was dubbed at “The Gleneagles of the South”
