Dublin City Council Approves Plans For 54-Bedroom Hotel In Dublin

Dublin City Council has approved plans for an eight-storey, 54-bedroom hotel with a rooftop bar and restaurant on Dublin’s Meetinghouse Lane.

As reported by The Irish Times, property firm Development Ocht originally sought permission to refurbish and extend the existing buildings on the site on Meetinghouse Lane to develop a nine-storey, 65-bedroom venue, however, Dublin City Council granted planning permission for the development of a hotel on the site on the condition that one storey with 11 bedrooms be omitted from the plans for the proposed hotel due to concerns about the originally-proposed development’s height.

Labour councillor Declan Meenagh was one of the objectors to the plans because he believes that Dublin does not need any more hotels and developing affordable apartments on the proposed site of the proposed hotel would be a better use of the proposed site.

However, Dublin City Council planners reportedly accepted Development Ocht’s argument that a residential development on the site would experience specific design challenges compared with other types of commercial development, and reportedly stated that site’s constrained nature and proximity to neighbouring properties would result in a poor standard of residential development.

Development Ocht reportedly stated that the site would not be capable of meeting the dual aspect requirement on housing guidelines, and that the provision of private, communal and public space would be limited.

Dublin City Council reportedly also accepted that there is a demand for hotel use in Dublin apart from the current decrease in tourism in the country caused by the continuing COVID-19 pandemic.

THPT Comment: Dublin has long been a tough market, both to find existing hotels for sale, or new development sites, both pre-Covid times and ince…so good to see the Council positive decision. Good area, north of the river and Temple Bar….still guessing as to who might buy the hotel and operate it.
