Seller: French developer Vinci Immobilier, in partnership with Paris-based developer Europequipements, has sold to Hôtel Athena Part-Dieu a 4-star hotel located in the base of the To-Lyon tower, under construction above the Part-Dieu train station in Lyon.
Buyer: The hotel will comprise 168 rooms spread over eight floors, for a total surface area of 10,500 sqm. The establishment will include a fitness area, meeting rooms, a patio as well as three green terraces. A bar-restaurant located on the ground floor will be accessible to hotel guests, travellers and local residents, including office customers. The program aims to achieve Breeam Very Good certification. The opening is scheduled for 2024.
Hotel Athena Part-Dieu appear to currently own a three star 50 metres from the station, so we are guessing this will be their second hotel in the area.
The 80,000 sqm 43-storey tower, 170-metre high, was designed by French architect Dominique Perrault. The 66,000 sqm office surfaces were bought in September 2019 by insurance group Apicil, which will also rent 20,000 sqm in the tower. The project will also include 3,500 sqm of retail space.
