The Opportunity Hotel No. 1:
The agency is run by two UK-born ladies, Carol and Gigi that have been on the dual-island Saint Kitts and Nevis nation for too many years that they will admit to!. The country is situated between the Atlantic Ocean and Caribbean Sea. It’s known for cloud-shrouded mountains and beaches. Many of its former sugar plantations are now inns or atmospheric ruins. The larger of the 2 islands, Saint Kitts, is dominated by the dormant Mount Liamuiga volcano, home to a crater lake, green vervet monkeys and rainforest criss-crossed with hiking trails.
This first boutique hotel they have offered us is pure laid-back chic. A 300-year-old sugar plantation that now happily embraces effortless luxury, located on Nevis. The 19 rooms and suites all offer stunning views of the sea or garden and the private beach is complete with hammocks, cabanas, and a beach bar. The poolside restaurant, pictured below, lets you kick back and feel the island rhythm. The main restaurant has stunning views of St Kitts and offers fine dining. The private dining room is an experience that blends understated surroundings with the excitement of an imaginative, intricate take on contemporary Caribbean cuisine. This hotel invites guests to be active, be sun-soaked, discover waterfalls, explore centuries-old ruins, or simply enjoy tropical island life in the West Indies. Montpelier Live Fully.
Steeped in history, the property was originally established as a plantation with a sugar mill in 1747 and was the setting for the marriage of Lord Horatio Nelson and Frances “Fanny” Nisbet in 1787.
The property was subsequently renovated and reopened as a hotel in 1966, becoming a Relais & Châteaux member in 2004. Over more than half a century it has established itself as one of the best boutique hotels in the Caribbean and has racked up an enviable number of prestigious awards and accolades.
The property is set 750 feet above the Caribbean Sea on approximately 48+ acres amidst lush tropical hills at the base of the majestic Nevis Peak, making it the ideal place for guests from around the world to unwind and disconnect from the frenetic pace of day to day life. The property could be continue to be operated as a hotel or could make an incomparable private estate.
The hotel features 19 sea-view rooms housed in beautiful bungalows, including 16 rooms and 3 suites, each with a private terrace. All rooms have an en suite bathroom and come fully equipped with ceiling fans, air conditioning, direct dial telephone, in-room safe, tea and coffee maker, mini fridge and more.
The hotel includes its own 2 acre private beach for guests only situated 6 miles from the main property and easily accessed via the hotel’s shuttle. The customer base is evenly split between US and European guests.
The lands owned by the hotel extend to over sixty acres which offer enormous development potential. That acreage comprises 20 plus acres on which stands the existing hotel, 5 acres of ‘raw’ land immediately opposite hotel, 2 acres of prime beachfront land and 25 acres of adjacent land that is home to historic ruins of significant importance to the sugar industry.
Hotel No. 2:
This is an opportunity to purchase a unique historic property, which was formerly considered one of the best boutique hotels in the Caribbean. The property comprises 24 rooms on approximately 34 acres of hillside land with panoramic views over the east coast of the island and the Atlantic Ocean.
The historic Great House dominates the estate, located in the upper part of the site, bordering the rain forest. The expansive grounds below the Great House encompass the restaurant, bar and pool complex, two stone cottages, with five luxury villas located below. A five bedroom manager’s house is situated close to the main entrance to the property, which has been designed to allow separate occupation of the ground and first floors.
In addition, there is a spa bungalow, laundry & warehouse, tennis court and a rainforest trail. The former hotel is located above the village of Ottleys on the lower slopes of Mount Liamuiga, approximately 500 feet above sea level on the island of St. Kitts. The property is accessible via an unsurfaced road off the Island Main Road about 15 minutes drive from the Robert L. Bradshaw International Airport.
The site has dramatic views over the north-east coast, Atlantic Ocean and surrounding lands/mountain range. The adjacent islands of St Martin and St Barths are also visible on clear days.
The resort is named after the original owner Drewry Ottley, who arrived from Yorkshire in the 18th century to establish a sugar plantation. Over the years the house and estate has passed through various owners and was a private home when the Keush-Lowell’s family purchased it in 1988 and transformed the property into an exclusive inn. The original building was enlarged by adding a second storey, while maintaining the traditional style to create the Great House. In addition, various other improvements have been added over the years.
However, the property was sold in 2017 and has been locked down for approximately four years. Therefore, the grounds are currently overgrown and the various buildings are in need of repairs, nonetheless the property is still one of the most attractive plantation estates in the Caribbean. This hotel is available for around US$6m and we hope to have a budget figure to refurb to four or five star standard.
